How Property Is Assessed

The Assessor’s Office determines the fair market value of all taxable property in the county, as required by state law. Values are based on factors such as property size, location, condition, improvements, and recent sales of similar properties. Assessments are conducted annually to ensure property values are fair, consistent, and equitable across the county.

Exemptions and Special Valuations

What does the Choctaw County Assessor’s Office do?

The Assessor’s Office determines the assessed (taxable) value of real and personal property within Choctaw County each year based on market value and Oklahoma law. This value is used to calculate your property tax. They do not collect taxes or set tax rates.

What if I disagree with my property valuation?

If you think your assessment is too high, you can protest or appeal the value. Many counties first offer an informal review with the assessor. If that doesn’t resolve it, you can file a formal appeal with the County Board of Equalization using Form 976.

When are property taxes due and where can I pay them?

In Choctaw County, property taxes are usually due by January 31 of the tax year without penalty, with penalties beginning February 1. If taxes go unpaid, penalties and interest accrue. Payments are accepted through the Treasurer’s Office (not the Assessor).

What is a homestead exemption, and how can I apply?

A homestead exemption reduces the taxable value of your primary residence by a set amount (at least $1,000 under Oklahoma law), which lowers your property tax bill. You must meet residency/ownership requirements and apply by March 15 each year for the current tax year.

How do property taxes get calculated?

The Assessor determines the assessed value, and the county applies millage rates adopted by local taxing authorities to that value to calculate your tax. The Assessor certifies these values to the Treasurer, who then issues tax bills.

What information do I need when contacting the Assessor’s Office?

When you call or visit, it helps to have your parcel number, property address, or current tax statement available. Most questions can be handled more efficiently with this information on hand.

Are there additional exemptions I can qualify for?

Yes. Beyond basic homestead exemption, Oklahoma allows additional exemptions (like additional homestead based on income or disabled veteran exemptions). These must be filed with appropriate documentation, usually by March 15 or within 30 days of a change notice.
